Look at the usable land.
Lot size alone does not describe a setting. Review slopes, washes, access, setbacks and drainage with the appropriate professionals before planning additions or outdoor improvements.
THE NEIGHBORHOOD NOTEBOOK / 03
Mountain silhouettes. Room to breathe.
A quieter kind of Arizona.
A place is more than its listings. Here’s a first look at the streets, the stops and the practical details worth knowing before you make a move.

Lincoln Drive, the mountain foothills and a few places worth knowing. Tap a pin for its entry below.

This guide focuses on the Town of Paradise Valley, between Phoenix and Scottsdale. The shaded shape is an editorial orientation area, not a traced municipal boundary. Echo Canyon is a nearby Phoenix stop outside the town.
The incorporated town, Phoenix’s Paradise Valley Village and the wider 85253 ZIP code are different geographies. Check the exact property in the town’s GIS maps before assuming jurisdiction or applying market figures.
Town GIS maps & municipal context02 / AROUND THE CORNER
Adobe patios, contemporary dining, handmade bronze and mountain views. An editorial shortlist, not a ranking. Check current opening hours and visitor arrangements.
03 / THE HOMES
Established estates, contemporary architecture and mountain settings. Compare the usable lot, privacy, renovation history and exact location as carefully as the house itself.
Source: Redfin, Paradise Valley housing market. Three months ending September 2026; checked October 24, 2026. All home types; based on MLS and/or public records. A dated snapshot, not a live feed.
This is the town market, not Phoenix’s Paradise Valley Village or the entire 85253 ZIP code. A median is the middle sale, not an average or an appraisal. Large differences in lot, setting, age and construction make property specific comparable sales especially useful.
ASK FOR A PROPERTY-SPECIFIC COMPARISON04 / DO YOUR HOMEWORK
Start with the actual property and serving district. The town’s name does not establish a Paradise Valley Unified assignment. Check district boundaries, grade level and the relevant school year.
VERIFY THE DISTRICT FIRST
Scottsdale Unified is a starting point for many town properties. Confirm the serving district before using a school locator; the town’s resident guide also lists Creighton and Phoenix Union resources.
Examples from the town’s directory, not a feeder pattern or guaranteed assignments.
05 / LOOK A LITTLE CLOSER
A few practical things to investigate before choosing a property.
Lot size alone does not describe a setting. Review slopes, washes, access, setbacks and drainage with the appropriate professionals before planning additions or outdoor improvements.
Ask for permits and renovation records. For newer construction, review the specifications, completion status, warranties and inspection arrangements. A beautiful finish is only part of the picture.
Visit at different times. Notice traffic, outdoor noise, evening light and the routes to the places you use most. A resort nearby does not give a home access to its amenities.
ONE MORE THING FOR THE NOTEBOOK
Use town maps and Community Development resources to investigate jurisdiction, planning and property context. Then confirm the rules that apply to the specific home and any proposed work.
YOUR NEXT CHAPTER. WITH A LITTLE LOCAL CONTEXT.
A mountain setting, an established estate or a home with room for what comes next? Let’s look at the actual property and the details that make it work for you.
First edition, checked October 24, 2026. Venue contacts and visiting details come from official pages linked beside each entry. School examples come from the town directory. Market figures come from Redfin’s townwide September 2026 report; the reporting period is shown above.
The map is original schematic artwork. Shading is an editorial focus, not legal boundaries. Mummy Mountain is a setting landmark, not an invitation to enter private land. Echo Canyon is a nearby Phoenix stop. Two Sanctuary pins share an address and are spread apart for selection.
